12,000 sf industrial to creative office repositioning
An existing industrial building that was used as an event space for a few years sat empty for months when we were asked to help the building owner analyze what the highest and best use for the building would be. Situated in coastal Southern California in a burgeoning office market, we created this concept for a full creative office repositioning. The main difficulty of this building involves getting light and air into the center of the large industrial space. It’s unique configuration along two zero lot lines and having an existing mezzanine along the main wall available for openings, created an unusually large space devoid of natural light. While working with the existing assets of the building we created an aesthetically pleasing structure with minimal work and instead focused our energy on two large light monitors that poke through the existing roof diaphragm. This not only provides large openings that bring light deep into the main space, but also provides access from the existing mezzanine to the roof of the annex building creating a new roof top amenity space for the tenant.
